These appear as their own line on a written quote rather than buried in a total. Most jobs need none of them; the ones that do, need them badly.
Moisture mitigation primer
When in-situ RH reads above roughly 80%, common in basements and pre-1990s slabs.
Existing coating removal
Grinding or shot blasting off failed epoxy, paint, carpet mastic or adhesive.
Heavy crack & spall repair
Beyond normal repair, significant salt scaling, trench patches or structural cracking.
Integral resin coving
Turning the floor up the wall 4-6". Standard in commercial kitchens, optional in garages.
Anti-slip additive
We do not charge for slip resistance. It goes in wherever the space needs it.
Line marking & safety zoning
Traffic lanes, hatched zones and bay numbering installed into the coating, not taped on.
Temporary heat, cold-weather install
Unheated detached shops between November and March, held above product minimum through cure.
How to read a cheaper quote
If three quotes come in around $5,000 and one is $2,100, the outlier is not a bargain. It is a different product. Below the ranges on this page, something has been removed. In order of how often we find it:
- 01Acid etching or pressure washing instead of diamond grinding. Saves the most money and causes the most failures.
- 02Partial flake broadcast at 40-60% coverage instead of full rejection. Uses about a third of the material.
- 03One thin topcoat instead of two, or a clear epoxy topcoat instead of UV-stable polyaspartic.
- 04Water-based 40-50% solids epoxy instead of 100% solids, producing roughly a tenth of the film thickness.
- 05No moisture test at all, which moves the entire risk of delamination onto you.
- 06Cracks and spalls coated over rather than repaired, so the damage reappears through the new floor.
Ask any contractor those six things in writing. A good one will answer them in a sentence each. That single email tells you more than any review page.
Pricing. FAQ
Why do you publish prices when most contractors do not?
Because the range is not the secret; the specification is. Anyone can quote $8 per square foot; what matters is whether that price includes diamond grinding, full broadcast and two topcoats. Publishing the range lets you compare our quote against anyone else on the same terms.
Why is my small garage more per square foot than a big shop?
Mobilising a crew, truck, grinders, extractors and product costs about the same for 200 sq ft as for 2,000, so on a small floor that fixed cost spreads across very little area. A single garage prices at $9-$12 per square foot while a 1,500 sq ft shop prices at $7-$9 for the same system.
Is the quote fixed or does it change?
Fixed. We take a moisture reading and inspect the slab before quoting, so the things that usually cause change orders are known before you sign. If something genuinely unforeseeable turns up mid-job, we stop and talk to you before doing anything that costs money.
Do you take a deposit?
A deposit covers materials, which are ordered to your specific colour and system. The balance is due on completion after you have walked the floor. We do not ask for payment in full up front. Anyone who does is a red flag.
What if a competitor quotes half your price?
Ask them four questions in writing: how they prepare the slab, whether they moisture test, whether the broadcast is full or partial, and the total film thickness in mils. The gap will explain itself. There is no product good enough to make an unground slab hold a coating.
